The development is taking place in one of Budapest’s densest and most vibrant districts, where tourism, hospitality, and cultural life all have a strong presence.
Where Historical Heritage Meets Contemporary Architecture
Located in Budapest’s 7th District, in the immediate vicinity of the Dohány Street Synagogue, this development draws on both historical heritage and contemporary urban needs. The project encompasses the comprehensive renewal of the building complex at Dohány utca 10 and Síp utca 8–10, comprising a total of 163 apartments and multiple commercial units across three buildings.
Construction is currently in the structural phase.
A key focus of the development is adapting to its landmark surroundings. The renovation is being carried out in close cooperation with national heritage protection authorities, with the goal of preserving the original architectural values while ensuring their modern-day usability.
Adding to the site’s historical significance is the fact that this was once the workshop of Róth Miksa — one of the most prominent stained-glass artists of turn-of-the-century Art Nouveau architecture.

The apartments across the three buildings range from studios to larger units with up to 4+1 rooms, some with direct garden access. The development also includes 11 commercial units and a two-level underground garage with nearly 150 parking spaces.
A key design priority was maximizing natural light and creating practical, well-proportioned floor plans. The apartments feature modern technical solutions, including heat pump heating and cooling systems as well as smart home technology.
Communal amenities include an inner garden, a fitness room, a swimming pool, and a 24-hour concierge service.
