Not its size, but primarily the challenges posed by heritage protection and World Heritage sites that make this real estate development – which reached its highest point in mid-September – extremely complex from an architectural and technological standpoint.
The residential complex and passage connecting Síp Street and Dohány Street will enrich the historic city center after its planned handover at the end of 2027, with more than 160 apartments, 11 commercial units, and a two-level underground garage with nearly 150 spaces.
In accordance with tradition, we celebrated reaching the highest point with a topping-out ceremony. The bouquet was placed on top of the building complex by a construction crane in the presence of business partners and press representatives. On behalf of Polat Holding, the company behind the project, Kaan Yücel, board member responsible for real estate development, put it as follows:
“At the heart of every Polat Holding project is the goal of creating value for the city, the community, and the residents. We represent this approach both in Turkey and in our significant real estate developments already completed in Budapest. We believe that Seven Pearl can become a symbol of our development vision. This one-of-a-kind, unrepeatable project is being realized in a truly special location, unique in the world, using special architectural methods and the most modern technological solutions – all of which encourages us to proudly present it to the international professional audience at the Expo Real industry summit as co-exhibitors at the Hungarian stand.”
During construction, significant technical challenges must also be faced. The downtown environment, the proximity of heritage protection and World Heritage sites, and the tight worksite area make the work considerably more difficult, especially the use of large machinery. Contractors must organize the work processes in such a way that they disturb local residents as little as possible and minimize disruption to traffic.
Speaking in detail about the project at the event, Murat Kerim Kaya, general manager of Polat Hungary Kft., drew attention to the following:
“Of course, we have fully taken into account, and continue to take into account, that we are working in the neighborhood of a World Heritage site and in the surroundings of listed buildings. We designed the plans in such a way that we preserve and retain as much as possible; beyond heritage protection regulations, we also consider the architectural spirit of the original buildings as a guiding principle. We carry out the necessary transformations according to modern architectural solutions, and we add new sections while preserving the spirit and with infinite respect for the heritage protection sites. It is no small task and an honor to touch the work of one of the greatest Hungarian architects, József Hild – that alone is a huge source of pride, and it shows that we have kept what could be kept, but the building has only undergone deterioration over the past decades, so together with the heritage protection authority we determined what will remain, what will be transformed, what we will add to, and what we will rebuild. Of course, all of this also means enormous responsibility for us, which is why we are glad that we can work closely with the authority in these key steps.”
The parallel construction taking place in the immediate vicinity, the tight construction site, and the strict settlement limitations of the neighboring buildings posed significant organizational and technological challenges. At the event, it was revealed that the most important technical task is the comprehensive protection and safeguarding of the Synagogue, a World Heritage building. To this end, the surrounding area is monitored with several special-technology sensors, providing 24/7 monitoring of any potential movement of the buildings, so that no vibration that could cause damage occurs. The first steps in the planning phase of every construction activity also guarantee the preservation and safety of the surrounding buildings. The heritage-protected façade on Síp Street received temporary steel structural support, and the entire deep foundation work process had to be carried out through the preserved façade wall.
During the design of Seven Pearl, maximizing natural light and creating well-usable floor plans were key considerations. The apartments are complemented by modern mechanical solutions, including a heat pump heating and cooling system and smart home solutions. One of the key elements of the project is the creation of an approximately 140-meter-long passage connecting Dohány Street and Síp Street. This is not merely an architectural solution, but also an important connection from an urban structure perspective, which can strengthen pedestrian flow in the area and create a new community axis in the neighborhood.
After the ceremonial placement of the topping-out wreath, participants of the event had the opportunity to join a guided tour of the construction site, view various locations of the structurally completed property complex and the property’s scale model, and also walk along the unique atmosphere of the passage currently under construction.
